Booking & Requirements
- A valid, government-issued photo ID (unexpired or within acceptable grace where allowed).
- The complete, printed document (no blank required fields).
- Any required witnesses (see below) or request us to provide them for a fee.
Generally: state driver’s license/ID, U.S. passport, military ID, or other government-issued photo identification. If your ID is expired or unconventional, contact us before scheduling.
Some documents (e.g., Florida real estate deeds) require two witnesses. We can arrange witnesses with advance notice (additional fee). Lender/title requirements may vary; confirm with your closing team.
To avoid any appearance of conflict of interest, we do not notarize for immediate family or where we have any financial interest—even in situations state law may permit.
Yes, if the notarial certificate is in English and we can communicate with the signer in English to confirm willingness and understanding. We cannot serve as interpreters.

Real Estate & Loan Signings

Most loan signings take 45–90 minutes, depending on package size and questions from the signing party.
No. We can help direct you to where to sign/date but cannot interpret, advise, or explain legal terms. For legal questions, please contact your settlement agent or attorney.
Remote Online Notarization (RON)
You meet the notary by secure video session, verify your identity electronically, and e-sign. We then e-notarize and provide the completed document digitally.
A computer or smartphone with camera/audio, reliable internet, a valid photo ID for identity proofing, and a quiet, well-lit space.
Florida RON is widely recognized, but acceptance depends on the receiving party (e.g., a specific county recorder, lender, agency). Always confirm acceptance before scheduling.

Cancellations 24+ hours in advance may be eligible for reschedule or credit. No-shows or <24-hour cancellations may forfeit the session fee. Digital products/memberships are non-refundable once accessed.
We accept major credit/debit cards (via secure processing), business checks for approved accounts, and invoicing for title/escrow. A Credit Card Authorization form is available for convenience.
