Traditional In-Person Closings

We send a licensed notary to your location (home, office, title company, etc.) to facilitate real estate closings in person.  

In-Person Electronic Notarization (IPEN)

Complete your closing on a shared digital platform — the signer and notary are physically present together, but the documents are signed and notarized electronically. This blends the security and convenience of e-documents with in-person supervision.  

Remote Online Notarization (RON) / Virtual Closings  

For qualifying states and transactions, we conduct fully digital closings: signers, notaries, and parties join via a secure video session. All documents are signed electronically, with identity verification, and notarized in real time.

In Florida, RON is authorized under HB 409, effective January 1, 2020, per the Florida Department of State. Florida Department of State

Hybrid / Mixed Closings

Sometimes a closing package may contain both e-documents and “wet ink” portions. We can support hybrid workflows that satisfy your lender, title company, or state recording requirements.

How It Works — Our Closing Workflow

Step 1: Order & Coordination

You or your closing team submits the closing package with all required documents, payee details, signing instructions, and relevant legal materials.  

Step 2: Document Review & Prep

We review the package for completeness, flag missing pages/signatures, set up the signing appointment, and configure the digital platform if RON/IPEN.  

Step 3: Identity Verification  

For IPEN, we verify identity in person with a state-approved ID.  

For RON, we employ multi-factor authentication, credential analysis, and knowledge-based identity verification as required by law.  

Step 4: Signing Appointment  

In-person / IPEN: The signer meets with the notary, reviews documents, signs electronically (if IPEN) or in ink, and the notary notarizes accordingly.  
 
RON: The signing is conducted over a secure video platform. All documents are signed and notarized electronically in real time.  

Step 5: Document Delivery & Recording 

We provide scan-backs, send originals to title/escrow, or follow delivery instructions. We can coordinate with your local recorder or submit eRecording (where available).

Frequently Asked Questions

Yes — our network and platform allow us to facilitate closings nationwide, as long as state laws permit the notarization method used.

Each state has its own rules. IPEN is often more broadly accepted because it still involves in-person presence. RON must be explicitly allowed in the notary’s commissioning state.  

IPEN is adopted in many states as a safe bridge between traditional and fully remote closings, especially when the law requires the physical presence of the signer.  

Very secure. PDF documents have tamper-evident seals, audit trails, certificate hashing, and encryption. The platforms used meet industry standards.

Fees depend on state law, platform costs, travel (if IPEN), and complexity of the signing package. We’ll provide a transparent quote before the closing.
